There are various services that we offer our valued landlord clients, and whichever service a landlord takes, they can be assured we always have their best interests at heart.
Whichever service a landlord takes with us, it is vital we have fully explained to them in advance what is and isn’t involved, and what duties will and will not be undertaken on their behalf. We always aim to ‘tick as many boxes’ as possible for our landlord clients and at the most competitive rates!
It is easy for a landlord to assume that once they have handed over the keys to the property to us and we begin marketing the property, that we then have full responsibility for managing the property. However, unless they have taken out our full management service in writing at this stage, management will not begin until the tenancy begins.
At Jacob’s Ladder, we offer 2 main types of rental services, although there are typically 3 levels of service in lettings, much of what occurs ‘in the middle’ we include for FREE.
1. Tenant Introduction Only:
This service includes marketing the property online, and with one of our distinctive blue ‘to let’ boards, conducting accompanied viewings with prospective tenants, taking up references when an application is received and then drawing up the relevant tenancy agreement. We can also draw up a written and photographic inventory if asked to do so ( FREE ), and conduct the check-out at the end of the tenancy ( FREE ), but only if we are asked to re-market the property at that time.
2. Lettings & Full Property Management:
This service includes all of the above, as well as taking and protecting the tenancy deposit with the Deposit Protection Service ( DPS ), collecting and passing on all rents received by standing order, preparing and sending monthly rental statements of account, dealing with the day-to-day repairs and contractors, arranging for the renewal of annual gas safety certificates, making periodic inspection visits to the property, speaking to and then writing to the tenants should they fall into arrears, accounting to HMRC ( if necessary ) and we will also serve a ‘Section 21 Notice’ to seek repossession of the property on the landlords behalf. We will also check the tenant out of the property, prepare a detailed dilapidation report and arrange repayment of the tenancy deposit, in-line with our findings at check out.
For an extra fee we can represent the landlord in court and oversee property refurbishment works under a ‘Pre-Letting Contract’. Under this agreement, we can act as a landlords project manager. This agreement would make clear the extent and scope of any works to be undertaken, when and how much they will cost, details of the funds we will be given to pay contractors and how much we would charge for providing the service.
One thing we guarantee all of our clients is that we do not ‘mark-up’ contractors invoices or take ‘back-handers’ off contractors. Our motto of ‘Customer Driven – Ethically Led’ is the very backbone to our business and colours ALL we do!
All of our fees are clearly published and transparent and are as follows:
1. TENANT FINDER’S FEE = £195.00
2. TENANCY APPLICATION FEE = £150.00
3. MONTHLY MANAGEMENT CHARGE: 8%
